            PAYMENT

 

            Payments can be made by:

 

            Where you are booking well in advance, we require a deposit of half the rental. The balance of

            the rental is due 6 weeks before the start of the holiday. If you are booking within 6 weeks of

            the start date of the holiday, we require full payment at the time of booking.


            CANCELLATION:

            Cancellation must be notified in writing. If a booking is cancelled every effort will be made to

            re-let the accommodation and, if successful, any monies paid will be refunded less £20 to

            cover our costs. If it is not possible to re-let, the balance is still payable. We recommend that

            you take out holiday insurance.

            ARRIVAL and DEPARTURE:

            Letting weeks run from Saturday 3.00 pm to Saturday 10.00 am. Winter short breaks: by

            arrangement

            PETS:

            One well-behaved dog is welcome by prior arrangement (additional £20 per week).

            It must be kept under control at all times both inside and outside the property. It must be

            kept off the furniture and never left unattended inside the cottage. Confirmation will be

            required that Frontline and worming treatment is up to date. The hirer is financially

            responsible for any damage caused. No cats permitted.

            SMOKING:

            No smoking permitted.

            GUESTS:

            A maximum of two adults may stay in the cottage. No-one other than those on the booking form

            may sleep at the property.

            CLEANING AND BREAKAGES:

            The accommodation is to be left clean and tidy at the end of the holiday. You are responsible

            for the cost of damage or breakages. Breakages or damage should be reported as soon as

            convenient.

            RECYCLING AND REFUSE:

            Recycling bins are provided for separating rubbish, including food waste. Guests are asked to

            do their best to help us comply with the Local Authority requirements.

            LIABILITY:

            No liability is accepted by the owners for any personal injury to guests or any loss or damage

            to their property. The owners reserve the right to decline accommodation and to demand the

            immediate withdrawal of any persons not complying with the conditions for any conduct

            detrimental to the property or disturbance to neighbours.

 

           

               

ACCESS STATEMENT

 

Main Entrance

 

The main entrance is reached via either:

 

·    A part paved, part gravel pathway with one step to the patio. Then one step to another patio area and then up four steps on to a decking area. Or

·    Over the lawn to two steps on to the patio. Then one step to another patio area and then up four steps on to a decking area.

 

The main entrance opens into the bedroom.

 

The Annexe is on the ground floor, but with two steps between the bedroom and kitchen/diner and three steps between the kitchen/diner and sitting room.

 

Bedroom (en-suite)

 

The bedroom is carpeted and level throughout. There is a Super King zip & link bed, built-in wardrobe, chest of drawers and small settee.

The duvet and pillows are non-feather. Linen is cotton/polyester.

 

Shower room

 

The floor covering is cushion flooring.

 

There is a step up into the double length shower. A permanent handrail in the shower cubicle and shower stool and non-slip shower mat available.

 

A pedestal basin.

 

Toilet with grab handrail.

 

Pull switch for the power shower.

Pull switch central light and a shaving light over the basin.

Wall mounted blow heater.

 

Kitchen/Dining Room

 

Accessible from both the bedroom and sitting room.

Table with 2 chairs.

Central fluorescent strip lighting and lamp on dining table.

Floor covering is cushion flooring.

 

Sitting room

 

2 cream leather sofas situated around the open fireplace.

The floor is stripped pine with a central rug.

There is a central light, wall lights and standard lamp.

 

Garden

 

The garden is accessible from the decking/patio areas.

The garden is on a slight slope, grassed with herbaceous borders and enclosed. Garden furniture is provided on the decking and patio with other seating around the garden.
